π¨ Could ONE Mistake Cost You Thousands? The New Risks Landlords Can't Afford to Ignore! π β οΈ
Being a landlord has never been more complicated. Gone are the days when owning a rental property simply meant finding a tenant, collecting the rent and arranging the occasional repair.
With the Renters' Rights Act now in force, landlords are facing some of the biggest changes to the private rented sector in decades. And the worrying part? You don't have to be a deliberately bad landlord to get things wrong. π
βοΈ The rules have changed. Have you?
Since 1 May 2026, landlords have had to adapt to a whole new way of managing tenancies.
Here's just a snapshot of what's changed: π
π Section 21 has been abolished. Landlords now need a valid legal ground to regain possession of their property.
π· Rent increases follow stricter rules. Landlords must use the correct Section 13 procedure and can generally increase rent only once a year.
πΎ Tenants have new rights regarding pets. Requests must be properly considered, and refusals need a valid reason.
π·οΈ Rent bidding is banned. Landlords cannot encourage or accept offers above the advertised rent.
π Councils have stronger enforcement powers. Getting compliance wrong can have serious financial consequences.
πΈ How expensive could a mistake be?
Under the new legislation, certain breaches can result in civil penalties running into thousands of pounds, with maximum penalties of Β£40,000 for specified serious offences.
Rent Repayment Orders have also been strengthened, with landlords potentially required to repay up to two years' rent for certain offences. π·β οΈ
That's an enormous financial risk when you consider the income generated by an average rental property. And it's not just fines. Incorrect paperwork, poor record-keeping or failing to follow the correct legal process could delay possession proceedings, create disputes and cost landlords valuable time and money. π
π Are you a landlord thatβs Self-managing? Ask yourself these questions.
Are you completely confident that:
π Your tenancy paperwork meets the latest legal requirements?
π₯ Your safety certificates and compliance records are up to date?
π· You know the correct process for increasing rent?
π You understand when and how you can legally regain possession?
π οΈ You are keeping appropriate records of maintenance, inspections and tenant communications?
π You know when to register for the landlord database?
If you're unsure about even one of these, it may be time to review how your property is being managed. π€
