Weโ€™ve been talking to landlords for months about how the Rentersโ€™ Rights Act is changing the way rental properties need to be managed. Now, weโ€™re starting to see some of those changes reflected in the numbers. ๐Ÿ“ˆ

๐Ÿ“Š Tribunal Cases Are Rising

According to figures reported by The Negotiator, property-related tribunal cases increased by 56% year-on-year between April and June 2026.

The number of Property Tribunal cases was also reported to have risen 24% annually to 15,929 by the end of June.

These cases cover a range of property disputes, including rent cases, Housing Act 2004 matters and leasehold disputes.

The Rentersโ€™ Rights Act came into force on 1 May 2026, with the first full quarter under the new rules covering July to September. Those figures are expected to be published in December.


๐Ÿ’ท Rent Increases Could Be An Important Issue

One area landlords need to be particularly careful with is rent reviews.

Under the new legislation, landlords must follow the correct legal process when increasing rent, and tenants have the right to challenge a proposed increase.

If a tenant believes the proposed rent is above the market rate, the matter can potentially be referred to the Tribunal.

That makes having clear evidence to support a rent increase more important than ever. ๐Ÿ“Š
