How Do Online Property Valuations Work β And Are They Accurate? π‘π»
If you have ever wondered βhow much is my house worth?β, there is a good chance you have come across an online property valuation tool. π·
They are quick, convenient and usually take less than a minute to complete. Enter your postcode, select your property and answer a few questions, and you can receive an estimated value almost instantly. β‘
But how do online property valuations actually work - and, more importantly, how accurate are they? π€
At M&M Estate and Letting Agents, we believe online valuations can be a useful starting point, but they should not be confused with a full property valuation carried out by an experienced local estate agent. ππ
How does an online property valuation work? π»π
Most online valuation tools use what is known as an Automated Valuation Model, often shortened to AVM.
Rather than somebody physically visiting your home, the system analyses property information and available market data to calculate an estimated value. π€
This can include factors such as:
π Previous sale prices for the property
π Recent sold prices in the surrounding area
ποΈ Property type
ποΈ Number of bedrooms
π Approximate floor area
π Local property market trends
π Historic changes in property values
The system then compares your property with similar homes and generates an estimated selling price.
The advantage is obvious: it is incredibly fast. β‘
The downside is that a computer can only work with the information available to it.
Are online house valuations accurate? π€π·
Sometimes they can be surprisingly close.
If your property is similar to lots of other homes nearby and there have been several recent comparable sales, an automated valuation may provide a reasonable indication of its value.
However, online estimates can also be significantly different from what a buyer would realistically pay.
The reason is simple.
No two properties are exactly the same. π‘
Even two houses on the same road can have very different values.
What can't an online valuation see? ππ»
This is where an experienced estate agent becomes particularly important.
An online valuation tool cannot walk through your front door. πͺ
It cannot see that you have recently installed a new kitchen, landscaped the garden or completely renovated the property.
Equally, it may not know that another seemingly similar property requires substantial modernisation. π¨
Factors that can have a major impact on value include:
π Condition
A beautifully presented property that has recently been refurbished may achieve considerably more than a similar home requiring work.
π¨ Extensions and alterations
Extensions, loft conversions, additional bathrooms and improved layouts can all affect a property's value.
πΏ The garden
Garden size, direction, privacy and overall presentation can make a significant difference, particularly with family homes.
π Parking and garages
Off-street parking can command a premium in areas where parking is limited.
π Position within the road
Being next to a busy junction, overlooking open countryside or occupying a particularly desirable position can influence value even when neighbouring properties appear very similar.
β¨ Presentation
The way a property feels when somebody walks through the door can ultimately influence what buyers are prepared to pay.
These are details that an algorithm can struggle to measure. π€
Recent sales are important - but they need interpreting ππ
Looking at nearby sold prices is one of the most important parts of valuing a property.
But simply finding three similar homes online does not necessarily give you the answer.
For example:
π
One property may have sold six months ago before the market changed.
π Another may have been substantially larger.
π¨ One may have required complete refurbishment.
β‘ Another may have been sold quickly because the owner needed an immediate sale.
A local estate agent should understand the story behind comparable properties rather than simply looking at the final sold price.
Asking price and market value are not always the same thing π·β οΈ
Another common mistake is using properties currently advertised online to determine what your home is worth.
An asking price is simply the price a seller hopes to achieve.
It does not mean somebody will actually pay it.
When valuing a property, completed and agreed sales generally provide much better evidence than properties that have simply been placed on the market.
An experienced local agent will also know which properties are receiving strong interest, which have reduced their asking price and what buyers are currently prepared to offer.
That information can be extremely valuable. π
Can online valuations overvalue a property? πβ οΈ
Yes.
An automated system may calculate a higher figure because neighbouring properties have recently achieved strong prices without recognising important differences between them.
Unfortunately, an unrealistic valuation can sometimes do more harm than good.
Launching a property at too high a price can mean:
β Fewer enquiries
β Fewer viewings
β A longer period on the market
Buyers may then begin wondering why the property has not sold. π€
The eventual result can be price reductions and, in some cases, a lower final selling price than might have been achieved if the property had been priced correctly from the beginning.
Can an online valuation undervalue your home? π·β¬οΈ
Absolutely.
If you have significantly improved your property since it was last sold, an automated valuation may have no way of fully recognising those improvements.
Perhaps you have:
π¨ Added an extension
ποΈ Created an additional bedroom
π Converted a garage
β¨ Completely modernised the interior
A computer-generated estimate may simply compare your home with standard properties nearby and fail to account for the additional value.
So should you use an online property valuation? π»π‘
Yes - as a starting point. π
Online valuations are useful if you are simply curious about your property's approximate value or are at the very early stages of considering a move.
They can provide a quick indication of the general price range. π·
However, if you are seriously considering selling, remortgaging, dealing with probate or need a realistic assessment of what your property could achieve in the current market, a professional valuation is much more useful. π
What happens during an M&M property valuation? π‘π
When M&M Estate and Letting Agents visits your home, we look at considerably more than the number of bedrooms and the postcode.
We consider:
π Your property's size and layout
β¨ Its condition and presentation
π¨ Improvements and extensions
πΏ Garden, parking and outside space
π Its exact location
π Recent comparable sales
ποΈ Properties currently competing for buyers
π₯ Current buyer demand
π Local market conditions
Most importantly, we combine property data with our knowledge of the Gravesend and Gravesham property market.π
That allows us to recommend a realistic marketing strategy rather than simply producing a computer-generated number.
Online valuation vs estate agent valuation π»ππ‘
The easiest way to think about it is this:
An online valuation tells you what the data thinks your property might be worth. π€π·
A local estate agent can tell you what today's buyers are likely to pay for it. π₯π
Both can be useful - but they perform very different jobs.
Thinking of moving? ππ‘

But if you would like a more accurate assessment based on your individual property and the current local market, speak to the team at M&M Estate and Letting Agents. π
We can visit your home, discuss your plans and provide straightforward advice on its likely selling price - with no algorithm trying to guess what your new kitchen looks like. ππ‘
