What happens during a valuation?

To help you make an informed decision on your life choices, it’s important you understand what your property is worth whether you’re planning on selling or not. Not all estate agents are the same. Here’s how our appointments will go …

A face to face appointment, where one of our experienced valuers visits your home, is the most accurate method to find out its value.
 
What happens on the appointments?
 
Once at your property one of our valuers will first explain the ‘agenda’ of the appointment so you know what’s going on and how the appointment will ‘flow’. The appointment will usually take around an hour, however this can vary depending on the size of the property.
 
The appointment will include:
A tour of your home and gardens
Its beneficial for you to walk the property with the valuer so you can highlight what makes it unique and anything you feel the valuer should know. We will measure each room and review the condition taking into account decoration, window age, boiler as well as the kitchen and bathrooms.
 
Presentation of the value
We use a mixture of experience, comparable and market conditions to arrive at a value. All of which we will run through with you. Comparables are where we look at your home and how it compares to other similar homes that have sold in the area. How does your home compare in terms of size and condition? We also look at what is currently on the market and how your home compares with those. What will the buying public be comparing your home with?
 
Unless there is something particularly different or unique about your home that was unexpected our valuers should be able to give you an value at the appointment on the day.
 
An explanation of how we achieve best value and our fees
A marketing plan needs to be unique from every home and will vary depending on the market conditions at the time and the position and needs of the owner. We will explain what we plan to do and why to make sure we secure you this BEST price for your home.

How should I prepare for my Valuation?
Your home
Remember we are professional valuers and not buyers so don’t worry about getting your house in a ‘show home’ condition. We will be able to see what your home has to offer and confirm a value regardless. We will also be able to advise on how best to show your home for viewings and photography….the idea is to maximise the space of your property while highlighting key features which would appeal to buyers 
 
We wouldn’t recommend carrying out extensive works before talking to us, as we will advise if the works are worth investing in or not. There is no point spending money that you will not get back in the sale price. Documentation
It would be helpful to collect any documents you feel may be relevant to help us make an informed judgement on your property. For example if there are any building plans or service and maintenance charges and lease details if your property is lease hold.
 
Legislation dictates that we must see Photo ID (passport and driving license) and proof of address from the property owners (utility bill, bank statement or council tax bill dated in the last 3 months).
