What happens during a valuation?

To help you make an informed decision on your life choices, it’s important you understand what your property is worth whether you’re planning on selling or not. Not all estate agents are the same. Here’s how our appointments will go …

🏡 A Face-to-Face Valuation Appointment: What to Expect

A face-to-face appointment with one of our experienced valuers is the most accurate way to determine your home’s value.

📋 What Happens During the Appointment?

Once at your property, one of our valuers will explain the agenda so you understand how the appointment will flow. ⏳ Appointments usually take about an hour, depending on the property’s size.

🧭 The appointment includes:

🚶‍♂️ A Tour of Your Home and Gardens
It’s helpful for you to walk through with the valuer, highlighting anything unique or important. We'll measure each room and assess the condition—looking at decoration, window age, boiler, kitchen, and bathrooms.

📊 Presentation of the Value
We combine experience, local comparables, and current market conditions to determine your home’s value. 🏘️ Comparable properties help us gauge how yours stands in terms of size, finish, and appeal.

Unless your property has unexpected or unique features, we can usually provide a valuation on the day.

💷 Marketing Strategy & Fees
A tailored marketing plan helps us achieve the best possible price. We'll walk you through this strategy and explain our fees clearly, based on your goals and current market dynamics.

❓ Question Time!
You're encouraged to ask questions throughout the appointment. 🤝 We want you to feel informed and confident. See our article ‘What to Ask on a Property Valuation’ for ideas.

🛠️ How Should You Prepare for Your Valuation?

🏠 Your Home
No need to create a ‘show home’ look—we’re valuers, not buyers. That said, we’ll advise on preparing your property for photography and viewings to help maximise its appeal.

💡 Tip: Hold off on any major renovations until we visit—we’ll tell you what’s actually worth doing.

📄 Relevant Documents
Bring any documents that may help us assess your property—like building plans, lease details, or service charge info if leasehold.

🪪 Legal Requirements
Legally, we need to see:
• Photo ID (passport or driving licence)
• Proof of address (e.g. utility bill, council tax, or bank statement dated within the last 3 months)

Thinking of selling your home this summer? 🌿 Before you list, here’s what you need to know to avoid sitting unsold, missing the right buyer or losing thousands 💸. A few smart decisions now can change everything. ✅

When it comes to selling your home, first impressions matter — and not just your own. According to new research from Churchill Home Insurance, unattractive or poorly maintained neighbouring properties can reduce the value of your home by an average of 16%, or £42,880. In high-value areas like London, that number can soar to nearly £89,000. 💸
