How Your Neighbour’s Messy Garden Could Cost You £42,000 – Or More 🏚️

How Your Neighbour’s Messy Garden Could Cost You £42,000 – Or More 🏚️

When it comes to selling your home, first impressions matter — and not just your own. According to new research from Churchill Home Insurance, unattractive or poorly maintained neighbouring properties can reduce the value of your home by an average of 16%, or £42,880. In high-value areas like London, that number can soar to nearly £89,000. 💸

The Hidden Cost of Bad Neighbours 😬

Churchill surveyed estate agents across the UK to understand just how much a neighbouring property’s appearance affects a sale. Here’s what they found:

1 in 4 estate agents said the state of a neighbour’s home plays an important role in the selling process.
A massive 97% recommend homeowners talk to their neighbours about tidying up the front of their property before going to market. 🤝

So, what kinds of neighbourly neglect are the biggest turn-offs?

🗑️ Rubbish or junk in the front garden or drive – 30%
🌱 Messy back garden – 29%
🪙 Overuse of garden ornaments/statues – 28%
🚪 Broken or boarded-up windows – 27%

These issues don’t just hurt curb appeal — they hit sellers directly in the wallet.

What Can Homeowners Do? 🛠️

Sarah Khan, Head of Churchill Home Insurance, put it plainly:

“Much like family, you cannot choose your neighbours... Unfortunately, no matter how well presented your house is, a messy or poorly maintained neighbouring property can have a significant, detrimental impact on your sale price.”

If you’re preparing to sell and your neighbour’s home could pose an issue, Khan advises a friendly chat. Even small fixes — tidying a garden, removing clutter, or repairing a fence — can make a huge difference. ✅

Final Thoughts 🏡

While you can’t control who lives next door, open communication and community-minded upkeep can go a long way in preserving — and boosting — the value of your home.
If you're selling in today’s market, don’t underestimate the curb appeal of your whole street — not just your own house.

Setting the right asking price is one of the most important decisions you will make when selling your home. Many sellers naturally hope to achieve the highest possible figure, but pricing too high from the outset can often have the opposite effect.
