Landlords: Worried About the Pet Clause in the Renters’ Rights Bill?
You’re not alone. Pets in rentals can feel risky—but here’s what you need to know (and how it can work in your favour).

🔒 No More Blanket Bans
Under the upcoming Renters’ Rights Bill, tenants will have the right to request pets—and landlords must give fair consideration. If you say no, you’ll need a valid reason (e.g., lease restrictions, allergies, property unsuitability, or unvaccinated animals).

🧾 The Process
  1. Tenants submit a written request.
  2. You have 28 days to reply.
  3. You can request more info (e.g. insurance, vaccinations).
  4. Still a “no”? You’ll need to justify it—or risk a challenge via the Ombudsman.

🐾 Why You Should Say Yes
  • More demand: Only 7% of rentals are pet-friendly—stand out and fill vacancies faster.
  • Longer tenancies: Pet owners move less often.
  • Less risk than you think: 76% of landlords report no pet damage.
  • Extra protection: You can request pet damage insurance. This means any damage caused by a pet is covered.

👍 Win-Win for You and Your Tenants
Pet-friendly policies build better relationships, reduce voids, and open your doors to a wider market—without compromising on protection.

A common thing we hear from landlords is: “I only have one property, so I don’t really need a managing agent.” Here's why that doesn't make sense 👇

With Section 21 now abolished and possession claims taking longer than ever, landlords face greater financial risk if a tenant stops paying rent. Here we explore why Rent Guarantee Insurance has become an essential consideration for Gravesham landlords and how it can protect your rental income and legal costs.

A tenant stops paying rent, months pass without income and court delays drag on. Eventually a landlord regains possession, only to find the property needs repairs before it can be re-let. Here we look at what we can do.
