Starting April 2026, there will be significant changes ⚠️ to how some landlords report their tax to HMRC 🧾. These changes form part of the Government’s Making Tax Digital (MTD) programme 💻, which is designed to modernise the tax system and move it towards more regular, digital reporting.
From April 2026, property owners earning over £50,000 per year in rental income 💷🏠 will be required to submit quarterly updates to HMRC, rather than the traditional annual return. Further phases of MTD will follow 📆, affecting self-employed individuals earning £30,000 from April 2027, and £20,000 from April 2028.
A recent article in The Negotiator 📰 highlights a growing concern that many landlords are not yet prepared for these new requirements. Under MTD, landlords will need to keep digital records 📊 and submit income and expense summaries every three months using HMRC-compatible software.
While these quarterly submissions are not full tax returns, they do represent a shift 🔄 in how landlords manage their financial records and reporting. For some, this may mean adopting new software 💻, changing bookkeeping habits 📒, or working more closely with an accountant 🤝.
