⚠️ Could You Be Facing a £7,000 Fine Under the Renters’ Rights Act?
The Renters’ Rights Act 2025 has brought major changes to the private rental sector, and one deadline is now approaching fast for landlords across England.
By 31st May 2026, landlords must ensure tenants have been served with the Government’s new Official Information Sheet — or risk fines of up to £7,000 per tenancy.
Recent figures released by the Ministry of Housing, Communities & Local Government (MHCLG) have raised concerns across the industry. While there are an estimated 2.3 million private landlords in England, the Government document had reportedly only been downloaded around 153,000 times in the first four weeks after publication.
That leaves a huge number of landlords potentially unaware of their obligations.
What Is the Official Information Sheet?
The Government-issued document explains how tenants are affected by the new legislation introduced under the Renters’ Rights Act. It includes information on:
- The abolition of Section 21 notices
- The move to periodic tenancies
- Rent increase rules
- Student tenancies
- Tenant rights regarding pets
Fully Managed Landlords – We’ve Got This Covered
If you are a fully managed landlord with M&M you don't need to worry.
We will ensure:
- The correct Government information sheet is served
- It is sent in the correct format
- The service is properly documented
- Your tenancy remains compliant
This is all part of the support we provide through our fully managed service.
Self-Managing Landlords – Action Is Needed
If you currently manage your own property, it is essential that you make sure this information is served correctly before the deadline.
Failure to comply could result in:
- Financial penalties of up to £7,000
- Potential issues with future possession proceedings
The reality is that the Renters’ Rights Act has made self-management significantly more complicated, with stricter compliance requirements and tighter rules around notices, rent increases, and tenancy management.
