Your prospective landlord or their agent will want to carry out some form of referencing on you. While referencing companies differ, most calculate what you need to earn by multiplying the monthly rent by 12 and then multiplying that number by 2.5.
The below affordability table will assist you in determining if you can afford a property. If your gross income does not exceed the figures below or if you have adverse credit (such as CCJs or an IVA plan), then you will require a guarantor whose earning requirements will be higher.
