More changes are on the way for landlords in Gravesham and the surrounding areas, and this time the focus is on tenancy agreements and tenant notice periods. These updates will affect how tenancies are created, managed, and ended. Here is what Landlords need to know 👇

The Renters Rights Act comes into force from the 1st May 2026. Here’s what landlords and tenants need to know in relation to the changes in fixed term tenancy’s. 
 

Tenants’ Notice Period: Now 2 Months 📅
Under the new rules:
• Tenants will need to give 2 months’ notice to vacate
• That notice will need to line up with their rent period
In practice, this means both landlords and tenants will need to keep a close eye on timings to avoid delays ⏳.
 

New Tenancy Type: APTs (Assured Periodic Tenancies) 📝

New tenancy agreements will no longer be fixed terms as we know them. Instead, they’ll be called:
👉 Assured Periodic Tenancies (APTs)

These new agreements:
• Are expected to be available from mid-March
• Will come with new prescribed information that must be served correctly
This is a big shift in how tenancies are set up, and getting the paperwork right from day one will be crucial ✅.
 

Existing Fixed-Term Tenancies: New Document Required 📄

If a Landlord currently has tenants on fixed-term tenancies, there’s an important compliance step coming up:
• All tenants must be issued with a new government document
• This must be done between 1st and 31st May
• The document is currently being created and will be issued by the government
