Selecting the right tenant for your property is important and can determine if a tenancy runs smoothly. Here, our Lettings negotiator Emma gives her recommendations.

1.      Prequalification before viewings

Have a pre prepared set of questions that ALL applicants must complete before they can book an appointment to view. For example; Exactly who will be living at the property?, When are they looking to move?, Do they have a pet?, Do they smoke? Etc. etc.

The answers to these questions will help you decide who would be best suited to the property and will prevent wasting your time. You may find that some applicants are reluctant to provide any information … this would immediately raise alarm bells.

2.       Thorough Tenant Referencing πŸ”

Using a professional referencing company is a must. Make sure referencing includes the following:
  • A Credit Check πŸ’³: Review their credit history to ensure there are no past financial issues, like CCJs or IVAs.

  • Previous Landlord Reference🏠: Contact previous landlords for insights on behaviour, rent payment reliability, and overall suitability.

  • Income Verification πŸ’Ό: Verify their income through payslips, bank statements and/or employment contracts. You can also get a direct reference from their employer. Ensure any employer email addresses or contact numbers are not personal ones. i.e. a Gmail email address .


3.      Trust Your Instincts πŸ’‘

If something feels off during the referencing process, trust your gut! It's better to wait for the right tenant than to rush into a problematic tenancy.
