🏡 Next Steps for the Renters’ Rights Bill – April 22nd & 24th 🏡

📢 Where does the bill currently stand? What amendments are being proposed? And when will it become law? Here’s what you need to know.

The Renters’ Rights Bill is set for its next parliamentary review on April 22nd and 24th, when the Lords Scrutiny Committee will examine the Government’s proposed legislation.

So far, the bill has spent just six months moving through both the Commons and the Lords. Current expectations are that it could become law before the Summer recess in August or once MPs return in September.

🔍 Key Proposed Amendments:

🏠 Smaller landlords (with fewer than five properties) may still be allowed to issue Section 21 ‘no-fault’ eviction notices.
🎓 Student tenancies could remain fixed-term rather than periodic.
📜 Stronger proof requirements: If a landlord evicts a tenant to sell their property or move in themselves, they may be required to provide evidence of this within 16 weeks after the tenant has vacated.

🏛️ What Happens Next?

After the Lords’ Committee Stage, the bill will go through two more stages in the Lords before returning to the Commons for final approval ahead of Royal Assent.
